About HabiTalk
We check reviews before choosing a restaurant, a hotel, an employer - but not before choosing where we will live. The property listing shows the apartment at its best; it says nothing about the elevator broken one month in two, the hall never cleaned, or the unresponsive property manager. HabiTalk fills that gap.
Our mission
Making the lived experience of buildings visible. Tenants, owners and property managers rate buildings on what matters day-to-day - cleanliness of common areas, elevator reliability, sound insulation, heating, safety, management - so that future residents sign with full knowledge.
Reviews anchored to real buildings
Each review is attached to a specific building in the National Building Database (BDNB, produced by CSTB), which references approximately 32 million buildings in France. Addresses are resolved via the National Address Base. In practice: no floating reviews on 'a street' - each rating belongs to an identified building, with its construction year, DPE and public characteristics.
Our safeguards
Systematic moderation
No review is published without going through a moderation queue: automatic anti-defamation check, then human review.
The building, never individuals
Reviews cover building characteristics (common areas, equipment, management). Any review targeting a named individual is rejected.
Occupancy verification
A supporting document (lease, title deed, property management mandate) grants the 'verified' badge - future residents know who speaks from experience.
Right of reply
Verified property managers can publicly respond to reviews on the buildings they manage.
Who is it for?
- Tenants and future tenants - know what you're getting into before signing a lease.
- Buyers and owners - cross-reference official data (DPE, year) with real residents' experience before signing.
- Property managers - monitor their buildings' reputation, respond to reviews, track their progress.
